Terms of Service
These terms govern your use of Caeiro for Business ("Caeiro", "the service"), a product of RealUtil operated by Yuval Kleinfeld in Portugal. By using the service you agree to them.
1. What Caeiro is
Caeiro is an AI-powered assistant for estate agents. It answers your buyers' questions, captures their preferences, and hands them back to you with context, so that you can focus on the relationship and the deal. Caeiro supports your work; it does not replace you or act as a licensed professional.
2. Your account
- You must give accurate registration details and keep your access credentials secure.
- You are responsible for activity under your account.
- Access is offered to estate agents; we may decline or end access at our discretion, including during the early-access phase.
3. Your responsibilities toward your clients
You are the data controller for your buyers' and leads' personal data (see the Privacy Policy and the Data Processing Agreement). You are responsible for having a lawful basis and any required consent to contact your clients and to bring their data into Caeiro, including under WhatsApp's own rules. You will not use Caeiro to send unlawful, deceptive, or unsolicited messages.
4. AI output — accuracy and limits
Caeiro's answers are generated by AI and may be incomplete or wrong. They are general information, not legal, tax, financial, or professional advice. You and your clients must verify anything that matters with a qualified professional before relying on it. Caeiro does not guarantee outcomes, availability of any property, or any specific result.
Caeiro is built to route legal, tax, and financial specifics to a qualified professional and never to pose as you or as a licensed professional. You remain responsible for what is communicated to your clients in your name.
5. Acceptable use
- No unlawful, harmful, discriminatory, or deceptive use.
- No attempt to break, overload, reverse-engineer, or extract the system's instructions or other users' data.
- No use that violates WhatsApp's or any sub-processor's terms.
6. Fees
Where a paid plan applies, you pay the agreed price for your plan. During early access the service may be offered without charge, and we will give notice before any fee applies.
7. Data and privacy
Our handling of personal data is described in the Privacy Policy. Processing of your clients' data on your behalf is governed by the Data Processing Agreement.
8. Intellectual property
Caeiro, its software, and its content remain ours. Your own content and your clients' data remain yours. You grant us only the limited rights needed to operate the service for you.
9. Warranties and liability
The service is provided "as is", without warranties of any kind to the extent permitted by law. To the maximum extent permitted by law, our total liability is limited to the fees you paid for the service in the 12 months before the event giving rise to the claim. Nothing here limits liability that cannot be limited by law.
10. Suspension and termination
You may stop using the service at any time. We may suspend or end access for breach of these terms or to protect the service or its users. On termination we handle your data as described in the Privacy Policy.
11. Changes
We may update these terms; we will update the effective date and notify account holders of material changes. Continued use after a change means you accept it.
12. Governing law
These terms are governed by the law of Portugal, and the courts of Portugal have jurisdiction, except where mandatory consumer or data-protection law provides otherwise.
